Residential parks register

About the residential parks register

Under the Residential Parks Act 1998, residential parks in New South Wales must register their details with NSW Fair Trading.

A caravan park is a residential park if any occupants live in the park as their principal place of residence. Manufactured home estates are also residential parks.

However, caravan parks that only offer accommodation for tourists, holiday makers or long-term casual occupants are not residential parks and do not appear on the register.

If you are interested in moving into a residential park, you can use the register to find out where parks are located and how to contact them. The register includes the park’s trading name, address, contact details and website address if it has one.

Residential parks registration

Residential park owners are required by law to register their park with NSW Fair Trading and advise of changes in registered information.

Park owners must inform Fair Trading of changes in any of the following information within 30 days:

  • park name
  • park owner/s
  • park land owner/s
  • park manager
  • park manager contact details
  • closure or opening of the park
  • a significant change in the number of sites used for permanent occupancy at the park.
    A significant change occurs if the number of sites used for permanent occupation at the park increases or decreases by 10% or 10 during any calendar year (whichever is the greater) – calculated in reference to the number of permanent occupancy sites at the residential park as last notified.

If a park is not operating as a residential park because the park occupants are all tourists, holiday makers, short–term or long–term casual occupants, the park owner or manager should complete and return the declaration form below.

The public parks register provides Fair Trading with valuable industry data as well as important contact information. This ensures park operators and resident representatives can be consulted on relevant issues and kept up to date on changes to the law.
