Community, precinct and neighbourhood schemes are forms of land title that help in subdividing and developing land with shared association property.

What are the scheme types?

Schemes range from rural subdivisions, to closed communities, to marinas and golf courses.

Community schemes

Community schemes must contain two or more development lots.

Development lots are often intended to be subdivided by a subsidiary scheme, which can be a precinct scheme, neighbourhood scheme or strata scheme.

The development lots can also be developed as recreational facilities (such as pools, tennis courts, golf clubs) or to provide commercial spaces (including shops, country clubs, hotels).

Precinct schemes

Precinct schemes consist of development lots intended to be further subdivided by a subsidiary scheme, being either a neighbourhood scheme or strata scheme.

The development lots can also be developed to provide recreational facilities or commercial spaces.

Unlike neighbourhood schemes, a precinct scheme cannot be a standalone development and will always be situated within a community scheme.

Neighbourhood schemes

Neighbourhood schemes comprise individual lots.

Neighbourhood schemes are like strata schemes but typically consist of freestanding houses or townhouses.

A neighbourhood scheme can exist without being a subsidiary scheme of a precinct or community scheme.
